A Velux conversion is the perfect choice if you're looking to bring natural light into your loft without altering the existing structure of your roof. By simply installing Velux windows, you can transform an unused loft space into a bright, functional area. It’s one of the most cost-effective options and requires minimal disruption to your home.

Duration A typical Velux conversion takes between 3 and 5 weeks.

Pricing Starting from £24,000.

If you need more headroom and floor space, a dormer conversion could be the ideal solution. By extending outward from the slope of your roof, dormer conversions provide additional living space and allow for greater design flexibility. This style is particularly popular in terraced houses and adds both space and value to your home.

Duration A typical Dormer conversion takes between 5 and 8 weeks.

Pricing Starting from £40,000.

For homes with a sloping roof on one side, a hip to gable conversion can dramatically increase your loft’s usable area. By straightening the sloping side into a vertical wall, this type of conversion opens up the loft space, creating a more practical and open area, perfect for adding an extra room or even a master suite.

Duration A typical Hip to Gable conversion takes between 6 and 8 weeks.

Pricing Starting from £55,000.

If your existing roof doesn’t offer enough height for a traditional conversion, a roof lift could be the answer. This involves raising the roofline to create a spacious, functional living area. It’s a more complex process but delivers a dramatic transformation, allowing you to transform your loft.

Duration A typical Roof Lift conversion takes between 7 and 10 weeks.

Pricing Starting from £55,000.

What you need to know

Before getting a loft conversion

01

Why a loft conversion is a smart Investment

In Manchester’s competitive housing market, making smart improvements to your property can significantly boost its value. A well-designed loft conversion is one of the most effective ways to achieve this, with some estimates suggesting it can increase your home’s value by as much as 20%.

Whether you’re in one of Manchester’s classic terraced houses, a semi-detached in the suburbs, or a period property, a loft conversion adds usable space and enhances the overall appeal of your home. More than just an additional bedroom or office, it’s an investment that pays off when it’s time to sell. Buyers are consistently attracted to properties with versatile living spaces, and a thoughtfully executed loft conversion not only provides extra square footage but also boosts the overall functionality of your home

In our consultation we will also discuss planning permission, party wall agreements, risk assessments and time frames for the build to make sure we hit the ground running and get your job completed as efficiently and smoothly as possible.

What are the roof requirements?

If you’re unsure whether your loft is tall enough to convert, there is one simple check to do.

The existing height from the top of the ceiling joists to the under side of the ridge needs to be at least 2.2 metres. This provides enough head room in the new loft space.

If your existing roof is less than 2.2 metres, we may need to utilise some specialist design methods such as dropped 1st floor ceilings, a roof lift or drop landing detail.
